The Homeowner Journey
For Owner's Representation clients, a typical Luxona engagement moves through nine practical touchpoints.
1. Free consultation
A 30-minute call to understand your goals, timeline, and budget.
2. Discovery Consultation
An on-site walkthrough plus an advisory summary before you commit.
3. Scope development
Translating your goals into a clear, detailed scope of work.
4. Bid package
A complete, apples-to-apples package for contractor bidding.
5. Contractor due diligence
Reviewing available licensing, qualifying-agent, insurance, and public-record information.
6. Bid review
Comparing bids line-by-line and providing an advisory comparison and recommendation for the homeowner's consideration.
7. Advise during construction
Tracking budget and schedule information, documenting apparent variances.
8. Milestone observations
Visual check-ins comparing work against the agreed scope.
9. Closeout support
Organizing final documentation and outstanding items.
Milestone observations (step 8) are visual comparisons against the agreed scope and available project documents only — not home inspections, and they do not include opinions or certifications regarding code compliance, safety, engineering, structural adequacy, or the presence of defects.
If you're working with Luxona under Owner-Builder Advisory, the contractor-bidding and contractor-selection touchpoints may not apply in the same way. Instead, Luxona focuses on education, document review, milestone observations, and advisory support while you act as the owner-builder and retain full responsibility for the project.
A Closer Look: Contractor & Proposal Due Diligence
Before the homeowner commits, Luxona reviews available information about the contractor and the proposed deal:
- Contractor, license classification, and qualifying-agent information — including whether the entity named on the proposal is associated with the appropriate contractor qualification, rather than assuming a licensed individual or subcontractor elsewhere on the project qualifies the contracting entity
- Business and insurance records
- Proposal scope, pricing, allowances, and exclusions
- Schedule, payment, and permit responsibilities
We identify questions and apparent gaps for the homeowner to resolve with the appropriate contractor, design professional, attorney, insurer, or permitting authority.
What a Proposal Review Includes
- Review scope, pricing, allowances, exclusions, schedule assumptions, payment milestones, and warranty information
- Identify questions for the homeowner to raise regarding change-order procedures and contract terms
- Line-by-line bid analysis and comparison using available pricing benchmarks, project information, and comparable scope considerations
- Available contractor credential and license-classification review relevant to the proposed scope, when contractor information is provided and public records are available
- Written summary of key considerations before you sign

Restoration & Reconstruction Advisory
Following significant property damage, Luxona can support the reconstruction process as part of an Owner's Representation engagement — helping the homeowner navigate contractor-prepared scopes, proposals, and construction decisions with the same discipline applied to any major project. This is a use case within Owner's Representation, not a separate service.
This includes:
- Review and compare contractor-prepared scopes and proposals
- Review allowances, exclusions, apparent gaps, and change orders
- Organize project questions, decisions, and documentation
- Participate in construction discussions and milestone observations
- Maintain owner-side visibility as reconstruction progresses
Luxona remains the homeowner's construction advisor and representative throughout. Contractors remain responsible for performing the construction, means and methods, trade supervision, site safety, permits, code compliance, schedule performance, and workmanship.
When insurance is involved, Luxona's role remains limited to construction advisory and owner's-representation services. Luxona does not act as a public adjuster, prepare or file insurance claims, interpret insurance coverage, determine insurance-policy benefits, or negotiate insurance claim settlements. Questions about coverage or claims should be directed to your insurance carrier, public adjuster, or attorney.
When the project wasn't planned.
Reconstruction can involve changing conditions, multiple contractors, evolving scope, substantial costs, and decisions that need to be made quickly. Luxona brings construction experience, organization, and owner-side visibility to that process.
Working With Contractors
Luxona doesn't exist to protect homeowners from contractors — it exists to help homeowners become organized, informed project partners. Our role isn't to replace or compete with contractors; it's to represent homeowners in a way that makes construction easier and more professional for everyone involved.
