Luxona represents homeowners throughout the construction process — reviewing contractor qualifications, comparing proposals and scope, and tracking decisions from planning through closeout, whether you're hiring contractors directly or acting as an owner-builder.
Our Role. Luxona is an independent construction advisor and owner's representative. We do not perform construction, contract for construction, supervise trades, control means or methods, or certify code compliance. Homeowners retain decision-making authority and contract directly with their contractors.

But construction decisions still require judgment. Every recommendation is reviewed through the lens of real-world construction experience — AI supports the process. It does not replace professional judgment, contractor verification, field observation, or homeowner representation.
When AI-assisted tools help review a proposal or contract, that review remains for organizational and construction-advisory purposes only. Luxona does not provide legal advice or determine enforceability — contracts should always be reviewed with legal counsel before signing.

Pricing & Engagement Options
Luxona offers three main paths, based on where you are in your project:

- Need ongoing representation through construction — start with Owner's Representation
- Acting as your own contractor — start with Owner-Builder Advisory
Owner's Representation is Luxona's primary service. Discovery, limited-scope, retainer, and Large/Complex pricing options support that engagement based on project needs.
From a major kitchen renovation, roof replacement, or significant mechanical upgrade to an addition or custom home, Luxona scales its involvement to the complexity, investment, and risk of the project.
The right level of representation depends on the project — not the price of the home.
Track One: Represent Me
You contract directly with and pay your contractors. Luxona represents you.
Available to homeowners throughout Tampa Bay, Sarasota, and Florida's Gulf Coast.
You contract directly with and pay the contractors you select. Luxona reviews available licensing and insurance information, compares proposals, documents project objectives, participates in project discussions as appropriate, and tracks contractor-provided budget and schedule information — helping keep owner-side information and decisions organized so you can remain informed without personally following every detail.
You make all final contractor-selection, contracting, payment, and project decisions. The contractor has sole authority over construction execution, means, methods, site safety, and code compliance.
Contractor & Proposal Due Diligence
Before you commit, Luxona reviews available licensing, business, and insurance information about your contractor, along with the proposal's scope, pricing, and terms — flagging questions and apparent gaps for you to resolve. See the full due-diligence process →
Restoration & Reconstruction Advisory
Following significant property damage, Luxona can support the reconstruction process as part of this track — reviewing contractor-prepared scopes, comparing proposals, and tracking decisions with the same discipline applied to any major project. When insurance is involved, Luxona remains solely in its construction-advisory role and does not provide public-adjusting services.

Proposal and Commercial-Terms Review
Single-pass residential proposal and commercial-terms review before you commit.

Before you sign a major construction contract, have someone on your side review it.
You've selected your contractor or assembled your team. Before you sign anything or authorize spending, you want an independent expert to review the deal — scope, pricing, allowances, exclusions, schedule assumptions, payment milestones, warranty information, and change-order procedures. This serves homeowners who don't need ongoing representation, but do need expert eyes on the proposal and commercial terms before they're locked in.

A focused, pre-contract review — not an alternative to ongoing representation through construction.
Proposal review begins at $900; bid analysis across multiple proposals begins at $1,800. The initial 30-minute consultation is always free. Both packages are single-pass engagements with turnaround within 5 business days. Track Two: Owner-Builder Advisory
Independent Advisory Support for Owner-Builders
Luxona provides Owner-Builder Advisory throughout Tampa Bay, Sarasota, and Florida's Gulf Coast.
Before choosing this path: acting as your own contractor is a significant undertaking with real legal and financial responsibility. As the owner-builder and permit holder, you assume significant responsibility for the project, including the direct supervision required by Florida's owner-builder requirements for work not performed by appropriately licensed contractors. Luxona does not select, hire, supervise, or direct workers or subcontractors on the owner's behalf. This path isn't right for every homeowner or every project, and it's worth understanding fully before you commit to it.
The homeowner is the owner-builder and permit holder, and retains full authority and responsibility. Luxona provides education, document review, and milestone observations only — visiting the site at key milestones, comparing visible work with the agreed scope, and documenting apparent variances. Luxona does not supervise workers, direct trades, manage site safety, or certify code compliance.
Milestone observations are visual comparisons against the agreed scope only — not home inspections, and they do not address concealed conditions, structural adequacy, or the presence of defects.

Note: Florida's owner-builder exemption (Chapter 489.103, F.S.) may allow an eligible property owner to act as their own contractor, subject to specific statutory requirements and restrictions. A sale or lease within one year after completion creates a statutory presumption that the work was undertaken for sale or lease. The applicable requirements and restrictions should be confirmed with legal counsel before engagement.
